Making that leap......Moving to Turkey

Buying Property Abroad

Having traveled widely throughout Turkey on our furnishing campagins we are continually amazed at the beauty of this fabulous country.

If you are thinking of buying a Turkish holiday home you are probably wondering just where to start!

There are a couple of really good websites/guides that contain plenty of valuable information with regard to making that move.

Guide to Buying Property Abroad
Beginner's Guide
The Overseas Guides Company - offer practical advice on buying overseas, not only in Turkey but in many other countries throughout the world.

Hargreaves & Lansdown have just produced an updated guide providing impartical advice to investors who are thinking of buying abroad.

And here are a couple of reasuring facts:
  • The Turkish economy grew at a faster-than-expected pace during 2013 with its (GDP) expanding 4.4 percent. The government is officially expecting growth of 4 percent during 2013 and 5 percent in 2014.
  • Turkey boasts to being the fourth fastest growing economy in the world
  • The fastest growing economy in Europe.
Write down some valid reasons why buying in Turkey would be good for you:
  • The warmer climate.
  • The slower pace of life.
  • The lower cost of living....(on on everyday things)
  • The cheaper property prices etc.
Next think about exactly where you want to buy your new Turkish home in line with your interests:
  • Golfing - Belek
  • Yachting - Fethiye, Kas, Marmaris
  • Seaside - Side
  • Year round community - Kalkan, Fethiye
  • Shopping - Antalya
  • Historical Sites - Side, Patara
 Also list why:
  • Is it to move there?
  • To retire there?
  • To have a relaxing place to visit for holidays, accompanied by friends and family?
  • A rental investment
Once you have narrowed down your wish-list start chatting to people living in the area, especially expats as they will understand your worries and help you make your choices. A great motivation is the local way of life. As long as there is a community spirit to where you choose, you will find it much easier to slot in. Many Brits end up along the south coast  where there is a healthy winter community which has helped enormously.

Once you can picture in your mind where you want to be, your new home will come into your mind and spur you on with your decision.  There is no hurry, so take some time to rent in different neighbourhoods until you feel completely happy with your surroundings. This luxury will mean that you will be able to pin-point where you really want to live.

It is worth traveling a little out of your comfort zone as once you make your way inland much of the country is almost completely unspoilt by the all inclusives of mass tourism. The bigger beaches may well be crowded but by exploring you will find that the smaller ones tucked away from the tourist trail will not.

And before long......

So…out with pen and paper! Jot down all the reasons you want to buy a property in Turkey. Is it to move there? To retire there? Or just to have a relaxing place to visit for holidays, accompanied by friends and family? Next list: steps to take to make this happen, with time frames attached. And before you know it you will be making that deposit…and asking us to organise your holiday home package.

Why buy in Turkey?

Turkey has everything you need as a holiday destination - great beaches, a fabulous coastline, incredible archaeological sites, lovely villages and historic towns like Fethiye, Side and Antalya. There is every style of accomodation that will suit everybody's budget, from secluded villas to cool lock-up-and-go apartments
on or off resort developments.
Relaxing with a lock-up-and-go apartment

Over 32,000 Brits have invested in Turkey according to the Land Registry and this figure is still rising. The attraction of no capital gains on property owned over 5 years and revamped mortgage rules have made buying in this historical country even more attractive especially as prices are still affordable in comparison to the rest of Europe. And it is as well to remember that although prices have dropped dramatically in the Euro-zone, this is not the case in Turkey where prices have steadily increased.

The perfect sea-view
The majority of foreigners buying property in Turkey are generally focused on holiday homes for the baby-boomers who have a view to retirement there in their later years. Turkey’s affordable prices and relaxed lifestyle mean that you can sell your property in the UK and upgrade to a warm destination and still have enough to live on.

Foreign investment is been actively encouraged, and in turn the Turkish Government is spending wisely, improving the countries infrastrucure with this new wealth.  Traveling frequently between Marmaris and Antalya, which once was a good 7 hour drive is now reduced to under 6 with the new road improvements.  And it is not just the trunk roads that have been improved - villages are now more get-at-able which in the future will encourage touring.

Airports and telecoms are also being constantly improved, Istanbul is now a favoured hub for onward travel down to Africa and the Middle East. Antalya has improved and enlarged its International terminal, Dalaman also has its own international terminal, and Alanya has a new airport which at present has summer flight flying to Scandinavia and northern Europe.
Gocek Marina

Because of the continual investment in regional airports coastal town and villages up to 2 hours away have benefited the most to accommodate the increase in tourism. These include Alanya, Side, Fethiye, Dalaman and Antalya on the Eastern side over to Bodrum and Kusadasi on the Aegean side - and everywhere else in between.

Gocek, the spring-board marina town and popular mooring point for yachts, with Kalkan and Kas both very popular with property buyers at the top end of the market. Other coastal towns that are attracting a lot of interest are Fethiye, Marmaris, Turunc and Side – lovely old towns all surrounded by fabulous mountains and views always nearby of a turquoise coloured sea.

Buying a property in Turkey is one of the biggest decisions you will ever make, so don't be rushed into it. Whilst perhaps Turkey is a familiar holiday destination, it is still a foreign country and there is much to learn before you buy or move over there.  The experience of  those who have already purchased or relocated confirms that it is vital to plan and educate on all aspects Turkish living.

Refreshing your Turkish Holiday Home – Ready for Rent.

With the new season just around the corner, there is no better time to take stock of your holiday home to make sure that prospective holiday makers choose your home to rent for their summer vacation.
Seductive Plum - Popular colours for this season
Ever popular - Cool Calm Blue

Spring is always a busy for the Janes at furniturepackages-turkey.co.uk and there is no better time to assess your inventory, add value, and refresh your accessories incorporating the latest colour ways to give a new look to your holiday home.

Many holiday lets in recent years have chosen a neutral colours as a base, but this can lead to a very dull, uninspiring photo gallery on holiday home websites but by adding a couple of seasonal ‘pop’ colours you have instantly upped your game.

With this in mind, think for a moment about the message you want to send out to surfers about yourself, and your home. Choose turquoise as it is the colour of holidays by the sea; it’s happy and calming. Terracottas and orange are saying, 'I love life and am happy.’ Mossy greens can show that you’re a nature lover and Navy is the colour of classicism.

Remember a little colour can go a long, long way - Distribute your colour around the room in small doses so that there’s a flow so that as your eye navigates the room it can rest on a colourful cushion or bowl, a lamp or a rug. Pattern, too, can provide the necessary punctuation. Try a bold patterned rug as the anchor to pull the rest of the room together.

Stone Coloured Rug - another popular addition
Fancy something more hardcore?  Why not go crazy with colour and mix it all together to leave a lasting impression. Brighten up a dark corner with a poppy-orange lamp or add some classy turquoise accessories in the way of cushions and turn a brown sofa into a hot chocolate sofa.

Smarten up with new fresh greens
Black and white always work, and make great starting point on to which to layer an accent colour, say turquoise, lime or orange. Orange together with navy gives a preppy look, add pink and it can be chicer than you might imagine. Or try teaming lime with an icy silver or an acidy yellow for a stark contrast. Be careful if mixing black red though - suddenly the mood changes and if you’re not careful it will look as if you have just walked into an American diner!

In Turkey we are lucky – look out through the windows of turkish holiday homes  and you are struck by the fabulous dense blue skies above and the deep, deep golden terracotta’s below.

Bring the outside in by using burnt oranges in
Replace tired rugs with washable cottons
cushions and rugs that will brighten up any cream sofa or travertine stone flooring.  Add soft duck-eggs to add a luxurious calming edge to bedrooms or for something a little racier fiery reds or seductive purples.

Yet another successful furniture installation completed by Janes Furnishing Solutions at Mandalina - LaVanta, Kalkan

Janes Furnishing Solutions have completed a second luxury furnishing installation for Mr M of Berkshire on the upmarket development of La Vanta in Kalkan.
Chocolate faux leather sofas with mandarin accents

A full deluxe package was provided for Mr M who was delighted with both the quality and service of his furnishing package.

The brief: was for a calm and easy-to-clean,  contemporary look, adding a little spice to the already spacious villa on LaVanta in Kalkan.

Mandalina, translated from Turkish means mandarin, so it made sense that we used firey orange accents in the comfortable lounge/dining room.
Ready-to-rent: faux leather & wood laminate is easy to clean

Along with easy-to-clean, hard wearing, matching faux leather sofas, bar stools and dining chairs and laminate tables etc. all manufactured by our carpenters & sofa makers, they photograph well and look appealing on holiday rental websites.
Calm Master Bedroom in White with soft green tone

In the master bedroom, fresh and relaxing soft greens comple-mented the white wood (painted MDF) furniture that featured a headboard, 3-drawer bedside cabinets and triple wardrobe with matching dressing table and mirrors.

The clean white look was continued into bedroom two but this time a striking monochrome accent was added with the use of black, grey and just a splash of lime in the form of a feature 'egg' lamp situated on the 'tall-boy'.

Natural fabrics are incorporated wherever possible, so all sheeting is 100% cotton that is cool to the touch whatever the weather, along with
Bedroom 2 - Monochrome with a splash of lime
feather pillows and soft chenille bedside rugs, all adds up to a luxury, quality feel that would delight any holiday maker.

The top quality sealed stone floors work particularly well in showing off our furniture and completing that natural feel, with the added bonus that they are simple to brush and mop, and lovely and cool in the heat of the summer.

Hardwood in a natural finish complements turquoise
Bedroom three returned to a more tradition look with solid hardwood, single bedframes, bedside cabinet with one drawer and shelf and matching hardwood wardrobe.  Added to this a touch of vibrant turquoise - to bring inside the holiday mood.

The full package included all the bedding and towels, TVs and DVD players, a fully kitted kitchen with adequate crocks, cutlery, and cooking equipment needed to run a successful holiday rental home in Turkey where you can expect the highest return.
