Furnishishing a rental property in Turkey - A Guide

As the rental market becomes more and more competitive, the way you present your furnished property is paramount. The holiday rental market now demands higher and higher specifications that include entertainment facilities and kitchens that provide more than just the basics.

Many owners feel that by furnishing as cheaply as possible they can cut corners with their rental property. Unfortunately, this is not the case as the wear, tear and damages mount up far more quickly when low grade furniture and fittings are used.

Again and again it is proved that it is a false economy to provide cheap furniture, which inevitably needs replacing annually or worse still let you down whilst you have people staying.

Guests these days want a 'home from home' experience when on holiday and rental properties need to reflect this.

Income on a rental property cam be boosted and bookings repeated by using a good quality furnishing package teamed some homely finishing touches, accessories, soft furnishings and electrical goods. It should also be remembered that although eating out in Turkey is reasonably priced your guests are on a self catering holiday and as such a good selection of crockery, cutlery (that can easily be replaced if broken) and utensils should be supplied.

If advertising your home to sleep six you must supply seating, dining, garden furniture hanging and storage space for all the occupants.

Try to make the bedrooms as flexible as possible and it is always worth paying a little extra and installing good quality mattresses and bedding. Lumpy mattress and sleepless nights will not encourage repeat bookings and may even result in your guests demanding a refund.

Unless specified, your home should be furnished as 'child friendly' to appeal to families so avoid glass table tops and ornaments.

Difficult or steep stairs should have a handrail installed and the swimming pool gated to avoid accidents.

Further considerations are:
Fly-screens covering all the windows.
Torches and candles for power cuts.
Lightweight portable heaters to extend the rental window.
Extra blankets/heavier weight duvets
Extra Gas or Water bottles (or at least a contact number to obtain)
Spare shower heads – and electric bulbs
Microwave, dishwasher, Satellite TV and/or DVD player,
Well equipped kitchen,
Air con
Hoover
Tea/coffee/toilet roll and cleaning equipment left in the property for your guests arrival.

And finally, do make sure you are adequately insured and that it includes public liability (especially if you have a pool)and that the home is safe for the holiday makers, making sure that phone numbers are at hand for doctors, dentists etc. and directions to the nearest pharmacy and supermarket.
